| description |

The building has the character of a small Castello of the Renaissance era with large underground vaulted cellars (lately used as an atelier by painters) and a Grotta (the typical cavern used as "refrigerator" for wine and food in the old times) and the fabulous watch-tower (ideal for a roof terrace with splendid views). On the ground and first floors of the Eastern wing there are two representing halls with vaulted ceilings and huge fireplaces. These rooms were used for receptions, banquets and dances in former times. Weddings, christenings and other familiy events were held in these areas and it seems that the positive energies of those whose took part of them have accumulated and kept their presence until today. Although it has to be renovated (restored) in large parts, the old mansion never lost its charme and seigneurial appearance. The first and second floor of the main villa consist of quite a number (can be varied) of high, generous and airy rooms with windows as tall as a man (an architectural characteristic of the Renaissance period). The view from these windows is breathtaking. The village of Torre San Marco (called after its eighteenth` century church dedicated to the evangelist Marcus) settles on a hill in 340 metres altitude and is in parts surrounded by a city wall. This wall is the fundament of the described property giving its inhabitants the feeling of living in a kind of gigantic watch tower. Close to the village is the Monastry of Santa Vittoria founded by Francesco of Assisi in the eighth century and ever since hosting important guests of Italian clerical and political life. The Monastry has recently been restored and converted into a terracotta museum since Fratte Rosa is world famous for its lovely pieces of terracotta art. A beautiful very big patio-garden with olive trees and mediterranean plants covers 1500 square metres south of the Palazzo. More land is available, if required. The property can be easily reached on very good roads. Ancona airport is only forty minutes away, the airport of Bologna-Forli a 60 minutes drive by car. International flights (including RYAN AIR) are leaving from both airports every day. Fano and Senigallia (interesting sea resorts with culture, history, lovely beaches and all touristic facilities required) can be reached in 25 minutes. Urbino, university town and birthplace of the famous painter RAPHAEL, because of its attractiveness called "Florence of Le Marche" is 30 minutes distant, equally Pesaro, home town of Gioaquino Rossini and Luciano Pavarotti and therefore world-famous for its opera festivals in summer. Cattolica (40 minutes to the north) and Sirolo (an hours` drive to the south) offer pleasant golf courses and lots of seaside entertainment. The attractive wine areas of Le Marche (white Verdicchio) around Montecarotto and Iesi and (red Rosso Conero, Rosso Piceno) around Ancona are half an hour away. This property is particularly suitable for an activity, e.g. an exquisite Country-House with bed and breakfast and a small exclusive restaurant. There is space enough for 8-10 representative rooms of high-class quality and to host 50 to 80 people for meals, conferences etc. It could also become a reference point for very special holidays with painting and pottery lessons, Italian language courses combined with cultural and gastronomic events (sommelier and cookery seminars, excursions to historical and archaeological points). For private use the Palazzo could be ideal for a big family with lots of staff and guests. The place is perfect also for representing and entertaining duties such as for owners of PR and advertising agencies, directors of theatre or dancing groups, photography or design studios, painters and sculptors. It goes without saying that a property of this quality has to be perfectly restored. As of now it can be fully inhabitated as is - two apartments in the first and second floor are functional and can be used at once. Two very big halls in the mezzanine still wait for perfect restauration. One apartment and two large reception rooms on the ground floor have already been tastefully and luxuriously restored and are ready for immediate occupation. The huge vaults in the undergound-area have been restaured to their original state and have also been equipped with modern plants. A mortgage of Euro 200.000 can be taken over at favourable conditions. Price: 650.000 EURO
