This property - colloquially called "Tabacchiaia"
- is a very rare piece of architecture in both an outstanding position
and state. A building like this was very fashionable in the Twenties of
the past century because every rich landowner in Le Marche who followed
modern tecniques of agriculture tried to cultivate tobacco and therefore
had to build this very special type of barn. The Counts of
Corinaldo who once owned the land and vineyards around the property did
so and thus left this remarkable construction that had been abandoned for
a long time. Only the impressive avenue of cyprus trees behind the building
leading to up the picturesque villagel reminded of the immense wealth and
power of the noble family. Corinaldo, the pleasant setlement with surrounding
walls and a great deal of romantic spots and corners was declared "one
of the most beautiful villages of the world" by the UNESCO Society of Cultural
Heritage. Because of its healthy environment and high quality of living
for its inhabitants it was awarded the "Banda Arancione", a distinction
given to Italian comunes taking special care of maintaining their traditions.
The only property left from the Count`s estate were "Casa Conte" and the
"Tabacchiaia" which two years ago were bought by a congenial culture-minded
German lady. In the meantime she has beautifully restored Casa Conte and
put up for sale the second building which resembles a tower or a small
warehouse in the London Docklands. There are no floors or ceilings, just
open space where the tobacco leaves were put up to dry. The windows were
strategically positioned to create a kind of air circulation and a special
micro climate to accelarate the drying process of the tobacco not allowing
humidity to develop. This results in a very agreeable atmosphere in the
building which is ideal to be converted into an ingenious living space.
The ground floor is big enough for are large lounge/dining room facing
South and West, a kitchen, entrance hall, lavatory, utility room, guest
and bathroom. The second floor would be ideal for three bedrooms and bathrooms
and an enormous roof garden. The view is fabulous in all directions, either
to a parc like landscape with cyprus trees or over a vast valley to the
impressive mountains of the Appenin. From the upper floors behind rolling
hills topped by lovely medieval villages the sea is perceivable in
the distance. A great advantage for the new owner would be the vicinity
of Casa Conte whose owner would be prepared to keep an eye on the restoration
work and on the finished house in case the new proprietor would not
live there permanently or would wish to rent out the "Tabacchiaia". The
property is specially suited as investment into a growing market (to be
rented out to tourists looking for high-quality premises) or as a residence
for a family coming to live permanently in Le Marche. The attractive
seaside town of Senegallia can be reached by car in 15 minutes on very
good raods. Senigallia has wide clean sandy beaches, high-class restaurants,
elegant shops and any touristic facility one can ask for. A paradise for
children and young people, full of life, with excellent schools and educational
establishments. Ancona, the capital of the region - important harbour and
attractive because of its "Riviera del Conero", a unique area for recreation,
swimming and diving, is only 30 minutes away. The same applies for
Falconara Airport which is served by RYAN AIR and various other economic
airlines offering a wide range of national and international flights
every day. "La Tabacchaia" is something very special and ideal for a couple
or a family seeking tranquillity but not isolation and who would be happy
in the neighbourhood of an educated German and English-speaking cosmopolitan
lady with international background.
