BESCHREIBUNG
Before you fall in love with this property you must realize one important fact: it does not settle on a hill and it does not have 360 degrees panoramic views. 
Because water mills have to be in valleys... One thing is certain, hoqwever, they are very charming nevertheless and they tend to fascinate specific characters. So if you are attracted by native, rural surroundings, this could be your choice! 
The historic building dating back to the 16th century has obvious advantages: a sheltered position in a beautiful estate with old trees (including a variety of fruit, fig and olive trees) in cosy surroundings. This is a spot with lots of energy, but also a peaceful spot to dream and relax. This is Italy at its best on the banks of the clear river Tarugo in a mediterranean landscape, totally isolated from the stress of the big cities, but not at all lonely. 
The L-shaped building is positioned far enough from the river to avoid flooding. In the old days the waters used to fill the canal under the house to guarantee the mill to work, all the pertaining machinary is still there because the mill was in activity until only 10 years ago. 
The walls of the building are the traditional very characteristic mixture of stone and bricks. 
The first floor - overlooking fields and pastures on the west - is habitable in very unassuming way, not luxurious, but to be put in order with some phantasy and paint for very special holidays. There is a small bathroom, electricity and water. The roof has no insulation, but does not leak. So there is the possibility to secure the property now (because prices are certainly going up), to spend some nice holidays in there for several summers and gradually restore the building bit by bit and according to budgets and necessities. 
Of course, the ground floor (very big rooms that used to be stables, mill and wine cellar) need proper restoring and infrastructure, but not at once. 
We put a high estimate for the costing because the building is quite big and some work has to be done until North European standards will be achieved. But at the moment there is nothing urgent apart from embellishment of a kitchen, bathroom and two bedrooms. The mill itself has been safe for centuries, and  will be in the future. Restoration can be done in steps and according to funds available. 
The estate - bordering a vineyard producing a good quality of white wine - is part of the medieval village Isola di Fano with any shopping facilities needed. 
Although the property is completely remote, access is very easy: an excellent road (2 kilometres) leads to a four-lane motorway connecting with the main motorway Bologna/Bari. This takes also to the pretty seaside town Fano (also dating back to Roman times) with an interesting town centre and lovely beaches that can be reached in 20 minutes. Ancona airport with daily international flights (RYANAIR/STANSTED) is 45 minutes away, the airport Bologna/Forli can be reached in an hour. 
Fossombrone - a very attractive medieval market town dating back to Roman times, too - is 4 kilometres distant and offers nice restaurants, bars, shopping facilities, a hospital, banks, post-office and an interesting social life as is typical for lively Italien townships. 
This property is a very special item for individualists and young families with children intending some "adventurous" holidays in the years to come before settling in a most attractive restored country-home!
