If you make a viewing appointment,
you accept our terms of business.

All possible care is taken to
ensure that the information on the property on offer is as accurate as
possible. However, we can accept no responsibility for the accuracy and
completeness of the information until the contract has been signed.

All offers and attached documents
are confidential. They can be passed on to third parties only with the
express permission of CCC. Providing a third party with unauthorised particulars
of a property or enabling the third party to obtain such particulars entitles
CCC to commission by way of compensation if the property is then sold.

Only people who have been given
express permission by CCC are entitled to view a listed property. Unconnected
third parties have no right of access to the properties.

Although this is not required
by law, the 'compromesso' is signed in the presence of a notary as a matter
of principle. The choice of notary lies with CCC.

Fees must be paid on the purchase
of properties for which we have acted as agents even if the property is
later put on the market directly or through third parties.

We have official authorisation
to negotiate and draw up contracts for properties for which we act
('procura di vendita'). Agreements on prices and conditions of payment
must therefore be made exclusively with CCC.

Italian purchase agreements (diritto
di prelazione) require that the price and conditions of purchase be strictly
confidential. A breach of confidence lead to negotiations being broken
off immediately. The commission defined in point 6 will nevertheless still
be payable.
Viewings are free and place
the viewer under no obligation and take place at his own risk. All our
offers are conditional and do not therefore oblige us to sell. Options
and reservations of given properties must be in writing and are valid for
14 days at most, unless other agreements have been made.
Our consulting fees are:
6% of the sales price of properties
up to € 200.000
5.5% of the sales price of
properties from above €200.000 up to €250.000
5% of the sales price of properties
from above €250.000 € 300.000
4.5% of the sales price of
properties from over € 300.000 to € 350.000
4% of the sales price of properties
above € 400.000
All-inclusive agreements may
be possible in certain circumstances. The place of performance is deemed
to have been signed in Cologne and the place of jurisdiction is Cologne
unless arrangements to the contrary are made.
For the mediation of mortgages
we charge 2% of the mortgage
amount
