Technische Details
This has been the summer-villa of a well
to do Roman family for more than two Generations. In the first years husband
and wife came here with friends in later years there were also the children
and as years passed by, the grandchildren came to spend splendid summers
with grandma and grandpa. Now since children and even grandchildren have
grown up, the property has become too spacious for the old couple. Five
hectares of land need care and the house and the garden must be kept in
order. The little trees that once had been planted have
now grown to a shady wood and certainly many of them must be cut
down in order to let the sunlight back into the once splendid garden. The
villa is spic and span and can be used at once but of course it has
been furnished in the typical Italian country style of 40 years ago, which
is very different from North-European or American taste. In other words
one would have to spend another 50.000 Euros in order to modernize and
change some of the interiors like floortiles, pannelling, kitchen
and bathrooms. But once modernized and made more comfortable this will
be a really splendid and spaceous mediterranean villa in a breathtakingly
beautiful surrounding either for a big family to spend gorgeous Italian
holidays or even to let for a good yield throughout the year since we reckon
60% of occupancy per year for generously cut villas like this one.
