Der deutsche Besitzer hat die Schönheit des historisch wertvollen Bauwerks erkannt und es im alten Stil und mit alten wertvollen Baumaterialien in seine ursprüngliche Form restauriert und mit allem modernem Komfort ausgestattet. 
Zu Wohnzwecken wird derzeit nur das Kerngebäude genutzt. Es wurde jedoch das gesamte Anwesen grundsaniert und mit Versorgungsleitungen ausgestattet, sodaß mit geringem Kostenausfwand weitere ca 150 Quadratmeter  Wohnfläche dazugewonnen werden können, die man zum Beispiel als Gästetrakt nutzen könnte.

This 16th century monastry will be interesting for somebody looking for a property  with historical background and spectacular views. Just like a watch tower the impressive building of natural stone is dominating  the beautiful valley extending between the two medieval market townships Pergola and San Lorenzo in Campo. Several centuries later the property was used as a coaching inn, and after the old coaching days had passed the building gradually  fell into decay. When the present owners - a young German couple - bought the property from us in 1996 it was nothing but a shabby sheep-pen.They got so attracted by the historical place, however, that ever since they did not stop investing their means and skills to bring it back to its original beauty. They restored the building with much love, taste and cleverness using the original materials and artistically combining the original interior with modern comfort. 
Unfortunately they have to move for family reasons and reluctantly have put their favourite home on the market. The new owner will not only acquire a perfectly restored building, but he will get a piece of art into which two ambitious young people have invested a decade of their lifetime.
Presently only the main building is inhabited, yet also the side wings have been reconstructed and provided with electricity and plumbing so that it will not take much to add another 150 square metres which could be used as two spacious guest apartments or workshop, studios and offices.
The main building is charmingly divided into different levels and angles. It is built into the slope and consists of three floors.
The main entrance facing south is a lovely arched French window pleasantly illuminating a spacious hall adjacent to a small lavatory. All the doors including handles and locks are originals which had they not been there from the beginning were meticulously collected at antique markets and restored to be functioning. Floors and ceilings are all made of the original cotto tiles.
A stone staircase (stairs are an important asset in this house like stone floors and ceilings with wooden beams) leads up to a pretty dining room with fireplace and an arched door opening to the roofed terrace (portico). A very interesting arch is connecting kitchen and dining area from where yet another classical flight of stairs leads to a cosy lounge where a period oven and big plain wooden windows with sills made of cotto tiles create a very special atmosphere. Breathtaking the view from this room. The attic with warm parquet floors is used for two bedrooms and a bathroom.
Quite a collection of local plants and trees have been put into the big garden where as swimming pool can be built, if required.
The property is part of the community of Pergola, a romantic medieval town with some ten thousand inhabitants very ambitious with a view to art, culture and history. Bronze and gold items from the Roman times were found nearby, the musician Pergolesi was born here and its surroundings offer a lot to be seen and discovered: the caves of Frassassi being among the biggest and most impressive stalactite accumulations of the world, the  sulphur spa of San Vittorio dating back to Roman times, the walking tracks of Monte Catria being 1735 metres high and thus the most important mountain of the region, only to mention a few.
The pretty neighbouring village of San Lorenzo in Campo also has good shopping facilities, banks, bars and one of the best restaurants of Le Marche called "Giardino" offering excellent local and international food. It takes half an hour to go to the beach either in Fano, Marotta or Senigallia all the three of them a good choice for entertainment, always with the option to return to a cosy stylish home.
Airports in the vicinity are Ancona Falconara (RYAN AIR) with daily international flights (45 minutes by car) and Bologna-Forli (various economy airlines) which can be reached in  90 minutes on comfortable roads.

The price of this property is extremely favourable. In the neaghbouring region Tuscany it would be double for a house of this standard and position.
