technical details
The L-shaped farmhouse (rustico) and large outside building - both built from original fieldstone - has been meticulously restored by an English-Italian couple. The charming and very characteristic house settles in one of the most sought-after residential areas of the university city of Urbino, distant only 3 kilometers from the centre, but still in a fairy-tale rural idyll. It is suitable as a permanent residence for a family, but also for renting out to the constant stream of foreigners who come to see and enjoy the marvellous historical place Urbino any time of the year. The private lodgings are on the first floor of the main building with access to a roofed terrace overlooking the romantic landscape with rolling hills and the high mountains of the Appenine in the far distance. This part of the house comprises the traditional combination of kitchen/dining and drawing room with fireplace, utility room, one bathroom and three bedrooms. It is completely separated from two apartments (combined kitchen/lounge, two bedrooms, bathroom each) which are presently rented out to guests from abraod. Both areas can easily be connected, however, if necessary. The large separate building of 46 square metres is now used as a workshop, but can also be made an individual guest apartment. The interior decoration of the house is warm and friendly and can be adapted to various tastes. The rooms are spacious, light and cosy with many pretty details like arches, niches and brick or stone walls, altogether a skilfully conceived combination of traditional architecture and modern way of living. The nicely kept garden offers sufficient shadow under various types of old trees (many olive trees) and enough space to build a pool or pond. The property comprises 10 hectares (100 000 square metres) of farmland looked after by a neighbour specializing in organic farming. Surrounding: Urbino - mentioned in history books for the first time as "Urvinum Metaurense" 300 years a.C. - has been decisively influenced during the renaissance period by generous and open-minded Duke Federico of Montefeltro who encouraged various painters and architects of his time to embellish his residence thus creating numerous unique monuments and palazzi now so characteristic for the townscape. The most popular citizen of the fascinating place is the painter Raphael Sanzio born in Urbino in the year 1483 as son of the court painter Giovanni Santi. Raphael`s works - frescos and paintings (some of them can be admired at Urbino`s Palazzo Ducale) - are distinguished for their beauty of form and colour, and he ranks as one of the greatest figures in the history of art. Urbino presently has 16000 inhabitants and one of the eldest universities of Italy where 24 000 students are registered for 10 different faculties. A venerable township with lots of cultural events, great tradition and lifestyle. A township attracting many people because it is ancient and eternally young at the same time. This is why property prices have always been a lot above average here. Investing into property in a cult city thus being a wise decision. The pretty sea resorts Fano, Pesaro, Cattolica, Gabicce and Rimini with beautiful beaches and quite a variety of holiday entertainment can be reached by car in 30 respectively 45 minutes. Ancona Airport (RYAN AIR and Economy Airlines daily) is a 50 minutes` drive away, and the Airport Bologna-Forli offering international flights every day can be reached in an hour. Confronting price and potential, this property is a real bargain! PRICE: Euro 730.000,--
