Farmhouses in this
particular area are in most cases rather big. Very few of them measure
less than 400 sqm. therefore it is rather unusual to find a small house
that has not been built for a large family. This charming stone-house measures
little above 100 sqm (taken inside). but if someone needs more space -
for instance for guest- is allowed to build an additional building
in the garden - ufficially called "storehouse".
In the ground floor
is the big living room, dining room and kitchen, all three connected but
still separated. Here is also one of two bathrooms. In the first
floor are two bedrooms and a second bathroom. Room enough for children
or guest.
The property is
furnished wsith all modern comfort. The original materials such as beams
and cotto floor-tiles have been conservated as far as possible. which gives
that cosy aspect.
The garden is beautifully
grown in with mediterranean plants such as figtrees, old olive-trees lavander
and rosemary. You have enopugh space for a pool. Yopu even have a small
but very productive vineyard.
The property is
ideally suited for a holiday home but also for a small family as residence.
The land is rather
big but not to big for a good lawn mover. A part of it might be usefulo
for a natural swimming pond or a pool (appr. 30.000 €) in natural colors
(blue ceramic is not wanted in this particular comunity)
The property is
part of the of the pretty village of FRATTE ROSA which dates
back to the 9th century towering the impressive landscape in 419 metres
above sea level. Because of its strategically important position this fortress
village which is still surrounded by its original city wall has always
been of special interest to the various noble families of Le Marche
and consequently a very special flair. The biggest attraction of this very
special place are the various potteries, in the old times supplying houshold
accessories, nowadays producing high-class arts and crafts.
Traffic links and
connections: There are lots of possibilities for those seeking contact
with the locals drinking a glass of good wine. Fratte Rosa has two nice
restaurants and offers quite a few theatre-, costume and summer festivals.
The villages Sant`Ippolito (specialized in the art of stone masons and
sculpture and thereby closely related) and Barchi with one of the most
important vineyards of the area (producer of excellent BIANCHELLO white
wine) and quite a choice of traditional restaurants can be reached
in a few minutes by car. The nearest township is Fossombrone with an interesting
background of architecture, culture and history and pretty markets, shops,
cinema and some lovely ice-cream and coffee-shops.
Urbino also renowned
because of its history and culture (birthplace of the painter RAPHAEL)
can be reached in twenty minutes just like Fano a fascinating seaside town,
holiday resort and biggest fishing harbour of the Adriatic Sea offering
all sorts
of entertainment
conceivable.
