This property really is something very special: a characteristic mansion very close to Urbania, a picturesque little town of some cultural and historical importance. Very near also to famous Urbino, birthplace of the painter Raphael, with its important university and stunning architecture an attraction to visitors from all over the world.. Both the romantic townships have been created and formed by the nobility of Le Marche and of course by the church. Pope Urban had built Urbania - and the place was then named in his honour - in 1284 on the ruins of the antique "Castel Durante" (the ever-lasting castle). Urbania is the largest municipality in the upper Metauro valley and appreciated centre of ceramics and Majolica art. It combines original medieval architecture, lovely surroundings and high quality of life. In this particular area of Italy the density of population is very low (in fact the lowest in the country itself) and it is easy to find remote places and relics from the past, but also all necesstites of a modern and pleasant lifestyle. The property settles high above the river Metauro bordering the city of Urbania in three directions. To the southwest there is a splendid view to the old town and Peglio Castle, another historical attraction nearby. To the east the house opens into even grounds with old trees, perfect to put a swimming pool. Very impressive is a big terrace of 75 square metres on the first floor, any time of the year ideal for sunbathing, but also very suitable for summer parties on a large scale. The building is simple and unpretentious - a typical asset of local architecture - the walls are very thick (brick/stone mixture) and the facade clear and symmetric. The rooms are all fairly big, high and light. A large hall with vaulted ceilings and arches opening into the garden would make an impressive traditional combined lounge/dining area. The ground floor is spacious enough for kitchen, utility room and laundry, guest and bath rooms. A beautiful staircase built of pink Furlo stone (a special stone found in the area) leads to the first floor where rooms could be arranged according to the new owners taste, since there is only one supporting wall. There are two officially registered side-buildings one of which is presently used as a stable. It could be transformed to hold swimming pool equipment and garden furniture. The second one could be a garage after some embellishment works. The property belongs to an old familiy with good contacts in the area who started restoring the house to a certain extent to use it as a summer residence. Now they have changed their minds and put it on the market so that further works can be done totally according to the new owner`s taste. The vendor would assist with his know-how, however, when it comes to get the project finished. This property would be ideal as a residence for a big family (schools of any kind being available in URBANIA, amongst them a branch of the famous DANTE-ALEGHIERI-language school, and neighbouring town URBINO has a renouned university). It would also be suitable as an activity (bed and breakfast, restaurant) or for rooms to be rented out to students of the various institutions, art and language schools. In any case this is a high-quality property with lots of potential at a very reasonable price. PRICE: 480.000 EURO |
