The spacious house with its typically symmetric architecture settles in 10 000 square metres terraced land overlooking rolling woodland, meadows and fields and facing the highest mountain of the region, the 1700 metre high Monte Catria. The ground floor consists of two apartments with large French windows giving access to the garden. The two apartments can also be used as one big unit in case of private use of the property. Apartment 1: enormous lounge (ca. 50 square metres), kitchen, bedroom, large bathroom with tub and shower, high quality equipment all in white. Apartment 2: lounge (ca. 25 square metres), kitchen, bedroom, bathroom with tub and shower, high quality equipment, white and blue. The first floor is used as the present owners`private home. There is a spacious combined lounge/dining area (ca. 50 square metres) with an arched doorway leading to the kitchen, storage room, one small bathroom with shower only, another big one with bath tub and shower all in white, bedroom and studio. The floors are of high-quality cotto (with the exception of the lounge in the first floor where the original mattoni tiles could be saved), the ceilings have meticulously restored wooden beams matching with dark brown wooden traditional doors with bronze handles and locks. Combined with plain white-washed walls this creates a cheerful atmosphere that can be described as "cosy elegance". An inbetween of palish grey-green-blue has been chosen for windows, shutters and French windows which perfectly match the palish pink walls of natural stone. Very useful is the combined laundry/utility room in the back yard that also holds the efficient gas central heating which can be separately regulated in the individual apartments. Whereabouts: Although positioned in splendid isolation the property is not at all far away from neighbours who live only 500 metres away and from a pretty restaurant in walking distance. Fossombrone an interesting medieval township with markets, restaurants and shopping facilities can be reached by car in ten minutes on comfortable roads. Urbino fascinating university city and birthplace of world-famous painter Raffaele is only fifteen minutes away. Those who love swimming would go to the lovely seaside town of Fano (20 minutes by car) dating back to Roman times and offering apart form historic and cultural goods and well-kept clean beaches quite a choice of fun and entertainment. Ancona airport with several international flights daily (RYAN AIR) can be reached in 45 minutes, whereas to the airport of Bologna/Forli it takes a 90 minutes` drive. This beautiful property being sold for family reasons is a bargain for somebody looking for a house ready to move in. The only measures the new owner will have to deal with is to create the garden and to build a swimming pool in the shade of beautiful old oak trees. |
